    How to resolve wifi issues:

     

    If the internet is not working, try resetting it by unplugging the power and plugging it back in. The modem is located in the living room media cabinet to the right of the fireplace. If problems still persist, please text me.

  • On-street parking is readily available.

    You can park in the driveway.

    2 Private parking spaces are provided at the rear of the home. If more are needed, on-street parking is also available with a (free) parking pass.

Arrival

  • Here is a list of items provided for you:

    • 4 rolls of toilet paper per bathroom

    • 1 roll of paper towels

    • 1 trash bag per trash can

    • 1 small container of dish soap

    • a few dishwashing tabs

    • Bath towels, cloths, and 1 supply of soaps and shampoos per bathroom

    • Each bathroom has a hair dryer

     

    Additional items you may want to bring:

    • Beach towels and chairs

    • Additional bath soaps, shampoo, paper towels, toilet paper, and trash bags

    • Coffee and Coffee filters (cone style)

    • Laundry detergent

    • Makeup removing wipes or cotton balls: Using our towels to remove makeup can stain them and could result in a forfeit of your deposit or a replacement fee.

    • Dish Soap

    • Flashlights (for night time beach walks)

    • Beach toys

    • Bug spray

    • Condiments, tin foil, saran wrap

    • Paper plates

    • Sunscreen

  • To unlock the door, press the Yale logo to awaken the lock. Then, enter the code and press the checkmark button.

     

    Please note:

    The door will NOT automatically re-lock. When leaving the home, please close the door behind you and press the Yale logo to lock the door.

  • Beach Service and Bon Fires

    Rosemary Beach Services is the exclusive beach service provider for Rosemary Beach. To reserve beach chairs, umbrellas, or to book a bon fire, click here and use the access code that was emailed to you on the day you booked. Set up locations on the beach (first row, second row, third row, etc...) are first come first serve so reserve early for best placement.

     

    Beach Chair and Bike Rentals

    Beach Chairs, Baby Gear, and Bikes can be rented by contacting Bamboo Bicycle Company at 850-231-0770 or by clicking here.

    Please note - Bamboo does not provide Beach Chair Service (i.e. setting them up for you on the beach). They rent beach chairs and umbrellas that you transport and set up on the beach. For full beach service, see above.

  • The town of Rosemary Beach has 9 beach access points. Just head south and you'll run into one of them! Please see the attached map. We are located on East Kingston Road by the sky pool. Taking the fitness trail to Beach Access Point "E" is your quickest route.

    All beach access points (and pools) require a RFID access card to unlock. Three cards are provided and are hanging next to the front door. If any are missing when you arrive, notify us immediately. There is a $50 charge (per card) to replace lost access cards.

     

     

    The neighborhood also features 4 pools for your use (one of which is indoor and heated for year-round use). The same RFID cards will gain you access to them. For detailed information and hours for our neighborhood pools, click here.

  • The pool is treated and cleaned on Wednesdays and Saturdays. Please allow the pool attendants to do their work to ensure the pool stay cleans and property balanced. Weather can prevent the attendants from cleaning the pool. If it is dirty upon arrival, please let me know so I can follow up with them.

    If present, please make sure the pool auto-leveler is hooked up to the hose and the hose is turned on to ensure proper water levels for the pool. If the water level gets too low, the pump will fail and the pool will have to be repaired before being used again. If the pool is low with no auto-leveler, please add water to where the level is half way up on the opening to the skimmer.

     

    Pool Heater:

    The pool can be heated November through March for $400.00 per week and April, May and October for $250.00 per week, paid separately. Please contact us to arrange this for you

     

    Pool Fountain:

    Use this valve to turn on the pool fountain. You only have to turn it a small amount. Do not hang on the fountain. It will break, it's expensive to be repaired, and you will be charged.

  • The trash receptacles are located at the rear of the home in a separate enclosure next to the parking pad. Please take the trash out often and empty all trash completely when checking out.

    Trash is picked up every Tuesday and Friday morning. You can leave the bins in the trash enclosure. Waste management will remove, empty, and place them back.

  • The moving of furniture is not allowed. It damages the flooring and walls and also creates more work for our staff (some of which cannot move furniture on their own).

    Be aware that if any furniture is moved, your deposit will be forfeited.

  • Energy Saving Features

    This home is equipped with a system that will automatically adjust the heating/cooling if the home is unoccupied for a set amount of time. The temperature will NOT reset to the previous setting upon your return. You will need to again adjust the temperature to your desired setting. 

    This feature is only active between the hours of 11:00 AM - 7:00 PM so the temperature will not automatically adjust while sleeping.

  • We have a Sonos speaker in the dining area. For iphone users, simply connect to our wifi and then connect to the speaker named "182 E. Kingston" using AirPlay.

  • Please apply any spray sunscreen outside. Applying it inside makes the floors slippery and it is very difficult to clean. 

    Please be mindful of laying in bed or on other furniture with sunscreen on, as well as, wiping sunscreen off with towels. It can stain the linens and furniture which can result in a forfeit of your deposit.

  • Please use the outdoor shower before re-entering the house after being on the beach. This helps not only keep the home clean for your stay, but will also help our cleaning staff ensure it is spotless for our next guests. You will be charged an extra cleaning fee for excess sand being left in the house.

  • We have a gas grill located by the pool. There is an extra propane tank behind the small gates on the side of the house. If the tank runs out, please feel free to exchange it. Notify us that you did so we can swap out the empty one for the next guest. :)
     

    Cleaning the grill

    • Please be thoughtful and clean the grill after use

    • Scrape the grates down and wash the grilling utensils and place them back in their spots

    • We really appreciate this small thing!

  • Our neighborhood does not allow golf carts, UTVs or other LSVs (low speed vehicles).

  • Smoking / Vaping is not permitted anywhere on the property.

    Violation of this rule will result in a minimum charge of $200 per day of your stay to mitigate the damages caused to the property from smoke which could negatively affect future reservations.

  • If the TV prompts you for a PIN, you are viewing a channel that we do not receive. Simply change to a channel that we do receive and this prompt will go away.

  • Breakage

    We expect things to get broken and rarely charge for it. If something is broken, or you notice something broken or not working when you arrive, please let us know so that we may the replace items for our next guests.

     

    Cleaning

    Quick action to clean soft furnishings can prevent the need to replace them. We reserve the right to charge for any significant damage but guarantee to be reasonable about it. The earlier we know, the better. If the next guests are affected, we may need to compensate them. Before checking out, all food needs to be disposed of. If anything is excessively dirty (crumbs of food on the floor or furniture, excessive sand in the home, etc...), it needs to be vacuumed to avoid additional cleaning fees.

  • The fireplace is available for use in the Fall and Spring. To use it, simply press the power button on the remote control.
     

    Some notes:

    1. The AV cabinet is to the right of the fireplace. There is a power switch in the bottom it, right side; make sure it is on.

    2. The fireplace may not light if the ceiling fan is on.

    3. Never leave the fire unattended and pay close attention to children near it when it is on. Do not remove the protective screens. Always turn the fireplace off when leaving the room and never leave it on over night.

  • Hurricane and Storm Policy - No refunds will be given unless:

    • The National Weather Service orders Mandatory Evacuation in a "Tropical Storm/Hurricane Warning area" and/or

    • A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:

    • Any unused portion of rent from a guest currently registered,

    • Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and

    • Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning"

     

    Furthermore, unless the above condition applies, refunds and/or partial refunds will not be given for events that may take place that are out of the homeowner’s control such as, but not limited to, area power or water outages, cable TV or internet outages, beach closures, inclement weather, etc…  

  • Cable and Internet access are offered as a convenience. The property owner shall not be liable for any failure or interruption of cable and/or internet access. 

     

    By staying in this home/unit, you (tenant) agree not to use the internet access provided by for any unlawful purpose. Should any illegal activity take place using the home's/unit's internet service, the property owner reserves the right to pursue all legal action at his/her disposal against the tenant.

    Tenant hereby agrees to indemnify and hold harmless the property owner, its successors and assigns, from any and all claims, damages, finds, judgments, penalties, costs, liabilities or losses (including, without limitation any and all sums paid for settlement, claims, attorneys’ fees, consulting and expert fees) relating to or in connection with the use of the and/or internet access by Tenant. 

    By staying in the home/unit, you agree that you (tenant) have read the terms and conditions of this passage and agree to be bound by the terms and conditions contained therein.
